If you're thinking about selling a home in Brunswick County, one of the most important decisions you'll make is choosing the right listing agent. Not all real estate agents market homes the same way, and the difference can affect how long your home sits on the market, how many buyers actually see it, and ultimately your bottom line.
I specialize in expired listings, so I spend a lot of time at kitchen tables with sellers whose homes didn't sell the first time. More often than not, the house was never the problem. The plan was.
Why the Right Agent Matters More Than Ever
In today's market, simply putting a home in the MLS isn't enough. Buyers are finding homes through Google, Facebook, Instagram, Zillow, Realtor.com, and video content long before they ever schedule a showing. Many of them are searching from hundreds of miles away, and their first showing happens on their phone.
That means your listing's online presentation is your first impression, your open house, and your sales pitch all in one. If it doesn't stop the scroll, buyers move on to the next home.
Questions to Ask Before You Sign
- Will my home have professional photography? Photos are the front door of your listing. Dark or crooked photos tell buyers not to bother.
- Will you create professional video marketing? Not a slideshow with music. A real video that shows what it feels like to live there.
- Will there be a 3D tour or floor plan? Out of town buyers want to walk the home before they book a flight.
- Where will my home be advertised beyond the MLS? Ask about paid advertising and how they reach buyers who already viewed your home online.
- How did you arrive at this price? A good agent can walk you through the comparable sales, current inventory, and buyer activity behind their number.
- How will you keep me updated? You deserve to know how many people are viewing your listing and what the feedback says.
- Who will handle my sale day to day? Some agents win the listing and hand you off. Know who you'll be talking to from listing day to closing day.
The Red Flags to Look For
- The plan is "list it and wait." If the marketing ends at the MLS, your home is relying on luck.
- A price that sounds too good to be true. Some agents quote a high number to win the listing, then ask for price reductions a few weeks later. An overpriced home sits, and a home that sits starts to look like something is wrong with it.
- Vague answers about marketing. "We'll do social media" isn't a strategy. A strong agent can tell you exactly what will be created, where it will run, and who it's meant to reach.
- You only hear from them when it's time to lower the price. This is one of the most common stories I hear from sellers whose listings expired.
- Limited local knowledge. An island cottage, a golf community home, and a historic downtown property each attract a different buyer. Your agent should know the difference.
- The conversation is only about commission. Commission matters, but what you net at closing, and how long it takes to get there, matters more.
One County, Many Markets
Whether you're selling in Shallotte, Oak Island, Southport, Leland, Calabash, Ocean Isle Beach, Holden Beach, Sunset Beach, Supply, or Bolivia, choosing the right REALTOR® can make a significant difference in your experience and your outcome. Each town draws a different buyer, from retirees and second home buyers to young families and investors, and your marketing should speak to the person most likely to fall in love with your home.
What I Bring to the Table
Every home I list gets a cinematic listing video and a 3D tour, regardless of price point. My 3D floor plans help listings appear as a Zillow Showcase listing, and as a Homes.com Premier member, my listings get added exposure there too.
I also work with a marketing company no other agent in Brunswick County has access to, retargeting buyers who viewed your home across the platforms they use every day. Through Century 21 Collective, you'll receive weekly Golden Ruler reports showing exactly where buyers are viewing your listing, plus exposure across the Century 21 network.
My team is intentionally small, and I stay personally involved in every transaction. That approach has led to a 97% list to sell ratio and being named a Top 100 REALTOR® in Brunswick County two years running.
Ask the Right Question
Before you hire an agent, don't just ask what they charge. Ask what they're bringing to the table. If you're thinking about selling, or your home didn't sell the first time, call me and I'll show you my marketing plan for your home.
