Builders are definitely offering incentives right now. Rate buydowns, closing cost help, free upgrades. You've seen the billboards. But how does it all line up at the end?
For Buyers: Know What Happens After the Buydown
A temporary rate buydown lowers your payment for the first year or two. Once that period ends, your rate goes up, and so does your payment. Before you sign, make sure you know exactly what your payment will be when the buydown runs out, and that you're comfortable with it.

For Sellers: Stop Competing With the Billboards
If you're selling a resale home, trying to match a builder's advertising is a losing game. Your home should be priced based on today's market value. Presentation, pricing, and marketing are what get it sold.
